Property portfolio & asset management

Our commercial property solicitors work with landlords, tenants, investors and owner occupiers in the management of their property portfolios. As the range of properties extends both in terms of geographic location, industry sector and type of premises the complexities of managing a portfolio also becomes more time consuming and challenging. We can help you manage your portfolio by advising on the legalities at every stage from acquisition or lease through to termination and disposal.

Managing properties is commonly based around the framework of The Landlord and Tenant Act. When dealing with mixed property portfolios at different stages of their lifecycle, you need to be sure you are fully aware of your responsibilities. Timings and deadlines are critical in effective management to make sure key dates are not missed, which could result in extensive costs and a lack of continuity for your business. In addition to this, poor asset management will lead to reduced financial returns and profitability.

We understand that our client’s portfolios are unique, so our team is focused on creating straightforward and effective reporting systems that meet our client’s needs so that key milestones are anticipated and streamlined. Call our highly experienced commercial property team on 01616 966 229 for a free, no obligation initial chat with one of our legal advisors.

Recent work in this field:

One of our clients is leading public service provider, serving tens of thousands of people across Europe, Australasia and Asia. This organisation has a portfolio of in excess of 350 properties in the UK, the majority of which are leasehold, at any one time we may be assisting with at least 30 property transactions, including new leases, renewals, breaks, and dispute handling. We have worked closely with this client to devise systemised instruction, process and reporting mechanism, that inform key staff, and drop directly into their  own portfolio databases.

We are appointed by a national pharmacy chain. As a by-product of that business the companies have a portfolio of over 400 properties occupied by both the pharmacies and third parties. We assist the in-house management team with all day to day aspects of managing the portfolio. Our work involves a variety of property transactions including new leases (acting for both landlord and tenant), surrender of leases and lease renewals and new build properties (both sale and acquisition). Last year we acted for a number of the group companies in the portfolio refinance of 121 commercial premises with a total value of £12 million.
